This is a true gem. The location could not be better, there are great restaurants just 1 block from the hotel and the Bal Harbour Mall is less than 15 minutes away just over the bridge, not to mention plenty of other restaurants and shops. The front desk team is warm and kind, it is rare to find a hotel that offers complimentary breakfast, let alone water, coffee and fruit all day as a courtesy to their guests. Rooms are clean, well appointed. I am so happy I found this hotel, would highly recommend to anyone seeking a property with a central location and who does not mind not being oceanfront/having beach access.

Not a resort there’s no pool no gym and no elevator however the hotel have nice employees make it feel like home
But - as long as there’s no elevator or gym or *pool* this is NOT a resort so please consider everyone they charge ā€œresortā€ fee when it’s not a resort and there’s no pool.
20 dollar per day with certain third party websites. Really disappointed I would have come back otherwise.
I came in the past and wasn’t charged for it but this time they did charge me so I was surprised about this charge and felt like it wasn’t right !

I really wish I could give this hotel a high rating, as it could be a great place. You can tell that the staff cares, but the place really needs a true overhaul. I'll start with the positives: The price, the staff and the location. The front desk staff is very nice and guests seemed to enjoy the free wine at happy hour. It is a boutique hotel, so I wasn't expecting too much, but I at least thought it would be quaint. There were several small things that were a disappointment, but I'm going to post only the things that I think would be helpful to people deciding whether to stay here. Because it is a small hotel, there is typically one person at the desk. Thats fine if you arent in a rush and they seemed to care about helping all of the guests. Once checked in, we headed to our room on the first floor. Importantly, for some, there is no elevator to the second floor, which isn't a big deal, but worth noting. Immediately, we were overwhelmed with the smell of cleaning products, to the point of having a hard time breathing. The smell was throughout the whole hotel and even worse in the room. We had to leave a window open, turn the fan up and leave the room for several hours. Also, the walk to the room was depressing. You can feel the holes under the carpet and the carpet is old and dank. It is hard to say if the cleaning product smell is designed to cover up the smell of mold, but it feels that way, and it's uncomfortable. The room was cleaned, but it felt like the hallway, dank. The floor in the bathroom seemed slippery and the bathroom felt firty, but probably because the sink was too old. The carpet in the room matched that in the hallway. The rooms are small, but decent. There isn't enough outlets, none by the beds or side tables. The bed is comfortable, but the furniture is dirty. I think that's enough to give someone an idea of our experience. I'm not saying don't stay here, but just know what to expect.

Location is really good and the hotel is good for the price. The stuff were nice

However you need to be aware that there’s No elevator. It’s only 2-3 floors so it’s ok.

My biggest issue is the connecting door between rooms, on my side of the room there isn’t anything that insure me that the stranger guests from the other room cannot enter. Well I hope they can’t I have nothing that ensure it and it made me quite skeptical. I normally don’t write reviews but hopefully they will add some chain locks to help guests to get more piece of mind, what’s bothers me is that I don’t know what’s in the other side of the room, if the guests has a regular lock and they can easily enter or not.

I hope they will fix it
since I like the hotel and it would be nice to come back

also they charge a resort fee $20 a day while it’s not a resort at all. There’s no pool or beach chairs. Not even elevator. There’s no restaurant at the hotel. It’s far from being a resort.

Hotel feels like home employees make it really nice feeling to hangout by the hotel.
The only thing I was upset about is that they charge resort fee for certain third party website and it’s not right to charge it when
1-there’s no elevator
2. There’s no pool so *it’s not a resort*
So for me feels like the resort fee should be waived as long as there’s no gym or pool.

I checked in after 3pm and there was nobody to help me take my heavy suitcase upstairs. I had to switch my room because my first room smelled of mold and the ceiling fan was broken over my bed . It wouldn't shut off and it was blowing on me all night. The 2nd room they gave me looked disgusting. The 3rd room was fine . The beds are not comfortable at all, not sure what they are made out of. The shower head is so high up it's hard to rinse off and it is attached. There is no removable shower head. I stayed for 2 weeks and only asked them to refresh my room once and the maid told me I have to ask the desk. It was weird. They always gave me clean towels when I asked.
The breakfast was pretty good and location is fantastic.its the best deal in that area for obvious reasons.

Cockroach Alert!

Horrible experience.

In the middle of the night, I got up, turned on the light, and opened the mini-fridge. A massive cockroach was right in front of my face, hiding in the fridge gasket.

The carpets are old, musty, and dusty, which triggered my asthma.

The shower was dirty, with human hair in the corners and clearly not cleaned properly.

While the staff is nice, the experience was definitely not worth the price.

Attention, attention! I would never recommend this hotel!

As my colleague already mentioned, we were traveling with a group and were treated very poorly. Some rooms were not available, supposedly not in the system, but after reading all the comments, it seems this is common practice at this hotel.
Some rooms had no Wi-Fi, we found cockroaches in some rooms, and others appeared to be infested with mold.
Our clients were treated rudely by the receptionist, Claire. She yelled at them, raised her voice very loudly, stood up, and leaned over the counter, which we found very threatening. Not to mention the bad words she used – quite an extensive vocabulary! Despite repeated requests to stop and call the manager, she continued. We were repeatedly denied a conversation with the manager or access to a complaint book.
Let's not discuss our reaction of calling the police, but rather the reasons WHY we had to do it. You cannot comment on this because, as the manager or owner of the hotel, you were not present and therefore cannot judge objectively. You were never available or reachable at any time. Claire, as the receptionist, cannot and should not decline someone a room that we paid for in advance, and you were not there.

You are a guesthouse that benefits from hosting guests from all over the world with various requests. If you truly care about comments "to grow as a business," please take our complaint seriously and do not let the entire group (56 people) have to leave individual reviews. An employee eating fries and watching Netflix during work hours is not something to be proud of.
But I have to mention that the lady who checked us in was very friendly and polite.

Since we received all our deposits back, even though Claire threw the envelopes over the counter, which was again very rude, I assume that our group did not cause any damage to your property. Is that correct?

One thing we all agree on is that Miami remains a popular destination for our groups, but we will definitely avoid your hotel and find better hotels with friendly staff, as we have done in the past.

After over 1,000 groups and 80 countries we have visited, your hotel was the worst experience we have ever had.

This hotel is a no-go!!!
