Living at here has been a truly enjoyable experience for me. Riva Terra being both smoke-free & pet-friendly is huge. While the dishwasher and dryer in my unit aren't the most luxurious, they work reliably, and on the rare occasions I’ve needed maintenance, my requests were resolved often by the next morning. The community is welcoming, with friendly and respectful neighbors, and the staff is always helpful.

The most remarkable aspect of living here is safety. Despite being just a bridge away from Oakland and miles from SF, I’ve experienced nothing but peace of mind. Packages have been left at my doorstep for days when I’ve been out of town, and once, I even left my car window open overnight - all without any issues at all.

As someone who moved from a busy metro area, the occasional noise from airplanes flying overhead is barely noticeable. In fact, if you ever get curious, the nearby San Carlos airport even offers flight lessons! Redwood Shores itself also has an unparalleled view of the bay and wildlife, which makes every day feel special. Whenever you feel stressed, just take a walk by the shore and I promise that everything will feel good again.

It has been absolutely wonderful to live here. Lovely neighborhood, quite and safe, great maintenance, even lovelier staff.
The amenities deserve special mention - from the refreshing pool area that's perfect for relaxation to the well-equipped fitness center that eliminates the need for an external gym membership. The communal spaces are always immaculately maintained, reflecting the management's commitment to providing residents with an exceptional living environment.

Speaking of management, the staff at Riva Terra truly sets this community apart. They're responsive, professional, and genuinely seem to care about resident satisfaction. Maintenance requests are addressed promptly, and the team goes above and beyond to create a sense of community through various resident events and thoughtful touches.

We consider ourselves extremely lucky to have found d Riva Terra. In this outrageously expensive Bay Area with too many suboptimal apartment options and areas, this gem of a community makes us get up happy and relaxed every single day and also is the best deal you can find.
The property and the neighborhood are absolutely beautiful and make every day feel like vacation.
The staff are very very sweet and helpful, and they make living here very comfortable and made us feel at home right away. The residents are very respectful and quiet, there are a few dogs that are all well-behaved, and even though there are kids of all ages, you never hear any noise. We hope to be able to stay here for a long time and appreciate the kind management.

I highly recommend this place to anyone looking for a long-term home. The amenities are great and landscaping are beautiful, it’s close to parks and great schools, and the neighbors are wonderful.

A huge thumbs-up to the maintenance team for their professionalism and quick response. The management team such as Angela is always approachable and ready to help with any questions. While the rent is pricy, it’s expected in the Bay Area, and this apartment truly offers great value for the cost.

If not for the move, I would have loved to stay for many more years. I have overall wonderful memories living here.

Lived here for 8 months and broke lease due to bug infestations that management failed to address. For over a month we had maggots crawling from between the baseboard and nesting in our apartment. They got everywhere. The problem only got worse when they turned into flies and would fly all around our living room.

The manager, Alex, did not want to escalate the situation and told us Terminix only stops by on Wednesdays. We only got Terminix to come by two times and each time they gave attitude and did the bare minimum by spraying the flies and left them dead on our floor.

We asked maintenance manager Paul to open the baseboards to deal with the problem at the source but he kept telling us this was not the source of the issue despite us watching maggots crawling from the baseboards.

We finally convinced Paul to cut out a section of baseboard and surprise surprise we found maggot larvae.

We finally broke lease when cockroaches were seen a few weeks later coming from behind the same baseboards.

Not to mention our experience at Riva Terra includes a racist neighbor who verbally abused my wife on multiple occasions. We complained to management and for some reason management told the neighbor we had complained so we were confronted by said neighbor.

Prior to moving out we had our apartment professionally cleaned and we were still charged for multiple hours of cleaning despite us repairing, repainting, and deep cleaning the entire unit.

Riva Terra management gave us so much grief and it was possibly the worst leasing management we will ever come across in our life.

I hope this review helps people see the true colors of the Riva Terra staff and the condition of their property. Please avoid these apartments.

Edit after leasing managements response:

Terminix, who only comes once a week and only visited two times during the 4 weeks (~30 days) we had infestations had tried blaming our indoor plant for the infestation which did NOT end up being the culprit. As I pointed out many times in photos to Gurjeet, Angela, PROPERTY MANAGER Alex, and PROPERTY MANAGER Paul, the maggots and flies were coming from between the baseboard. You can view the photos attached in my review. I can also add more if the extent of the issue was never made clear enough.

I'm also not quite sure where you got the idea that your team "acted promptly" or "matter was resolved" as it took 4 weeks for the issue to go away. In fact, we purchased our own fly traps as your maintenance nor Terminix provided us any. If your team was "prompt" that issue should have been addressed once it was brought to your attention. Instead we miserably waited in our maggot and fly infested apartment until Wednesdays for Terminix to ~possibly~ give us 5 minutes of their time to spray a few flies dead.

You started your response with an apology and then went back and defended your teams actions. Very poor look for a manager.

I have loved my time living at Riva Terra! The team is super quick to respond to service requests, the garden area is so well maintained, and the employees at the leasing office are so kind and helpful (shout out to Angela and Gurgeet!). Would definitely recommend as a great place to live in Redwood Shores.

Friendly staff. Maintenance responds quickly and are respectful. The grounds are beautiful and so clean. It’s super safe here and the office staff feel like friends, Angela has been especially helpful. We have lived here 7 months and love it!

Riva Terra is a place where my family and I decided to establish our residence. We originally lived here a few years ago, and then had do move elsewhere due to my job. Thankfully, less than 2 years later our situation changed, and we were presented with a choice of where to relocate to. Immediately and without hesitation, we chose going back to Riva Terra. There were two main reasons why we came back to this wonderful place, the excellent quality of life this community offers us, and the excellent service quality of Riva Terra’s Staff. Specifically, we are grateful to Angela who went above and beyond when we reached out to inquire about the possibility of returning to this great community, all the assistance she provided us through the moving prep and move-in process, as well as through all her remote assistance while we spent a few months abroad. Folks such as Angela make all the difference in the world and ensure that communities such as Riva Terra attract and retain great residents. Thanks a million, Angela, for being such wonderful person.
