They negligently leave the garage door open all the time and let in thieves who will steal bikes and break into cars. The lease requires tenants to keep bikes in the garage, so I locked my bike up in the $100 a month parking space, and it was stolen by a thief who sawed the bike rack the complex provided (see pictures). Management doesn’t care and continued to leave the garage doors open, and they don’t have security cameras in the garage. Redwood City does have crime, and you can’t rely on the complex to keep you safe (good for the folks who have five star reviews and had no issues, but you got lucky). The apartment itself is poor quality (cheap materials) and the elevators are frequently inoperable (yes there are many options for elevators, BUT the building is a large “U” shape, so if you have groceries this can mean either the stairs or up to 500 feet of walking, depending on how many elevators are down). They charged $700 in cleaning fees when I moved out (but no reimbursements for stolen property). When they didn’t receive the check I sent in the mail, they hired bounty hunters to harass me and collect the payment without any notice and refused to call them off (an email would have been nice, Antonio). They also charge dubious fees all the time during the lease as well and won’t explain why they charge them or even make them optional (not all of us need someone to pick up garbage at our door when the garbage shoot is next to the unit…) Additionally, California law requires landlords to not profit off these fees, but it’s not clear if Franklin 299 is in compliance here. Either way, definitely not worth the prices they charge (average utility fees are $500 a month, not counting electricity and internet, so price that into your rent payment). The hot tub and pool are nice, so if you have plenty of money to throw away on rent and fees and don’t care about handing it all to Cushman and Wakefield, the management office will be very friendly about taking it and quick to show off units (as desperate landlords are). But, if you don’t want to throw away unnecessarily large amounts of money to a giant corporate conglomerate that doesn’t care about the lives of its tenants, do not live here!

This is a nice modern building to live in. The management recently changed from Cushman & Wakefield (super professional and friendly, up to date apps etc) to AMC (seems like a private small business) and immediately they tried to impose fees for paying rent online using their private website. Luckily they rolled that back after feedback from the tenants. I have been a little disappointed in the way it feels like we’re losing services. For example they used to have a coffee machine in the lounge and within weeks after the new management came, that got removed. The pool and hot tub got closed. Now they want to impose a $50 fee if we forget to remove the trash bin or set it out too early for the trash valet service (which, btw, isn’t optional and is extra on top of the rent and utilities). In the past it was communicated in advance when trash pickup would skip days due to holidays- now there is silence and finger pointing at the tenants for setting their trash out at the wrong day or time. Feels like a downward spiral in service. I will say both Michael and Rebecca have been super nice when I came to the leasing office to ask for some repairs and Julio is an excellent handyman. The work requests get handled quickly which is one thing which hasn’t changed. Not a bad experience by any means but AMC could definitely do better.

Dont live here. Well, if you are okay with living in a place where you pay for amentities that cannot be used, then this place is for you.
The swimming pool and spa have been shut down for 5 months. Since the first week of November 2024. Today is the 31st of March 2025. it does not look like this is opening anytime soon. Everytime I ask, I have been consistently lied to. I have been told it will open December, January, and so on.
The goal post keeps shifting.

Now, the story is that “amenities like the pool and spa are not part of the lease agreement”. Whereas, we pay the same amount of rent as apartment complexes in the area with pools. The only justification for paying as much rent as some apartments in Highwater (for example), is that you provide comparable facilities.
Despite the closure of the pool and spa, no concessions in the rent have been made despite this fumble on their part. Unfortunately for me, I renewed my rent 1 week before the pool was closed indefinitely.
I fell victim to the con, you dont have to be a victim too.

Edit: when you ask about this review. you’ll probably be told the pool is now open. Here are the facts: Residents received an abrupt email about the pool closure on the 5th of November 2024. i noticed it appeared completed on 5th May 2025 but it was still cordoned off. The yellow tape was removed on 7th May 2025. This is exactly 6 months of whatever fee is baked into the rent being taken without the amenities provided. there was no proactive explanation/update about the progress of this work. This means the garage, gym or any other amenity/facility can totally be taken offline without any consequence. Be wise!

Franklin 299 is gorgeous - high ceilings, elegant interior design, and in a peaceful neighborhood that's just a few blocks from downtown Redwood City.

Our leasing agent Rebecca has been amazing from start to finish. She's incredibly responsive, patient, and so friendly. She clearly cares about doing her best for everyone, for both current and prospective residents alike. Whether it was showing us a handful of beautiful units, helping us move quickly to sign the lease, and even being there for move-in day, she went above and beyond to make everything as easy as possible. I'm more than excited to call this place home and hope to stay for a long time.

2/23/20215 Update: Quite pleased with the management, and I renewed my lease. The maintenance team is very responsive, efficient, and timely!

7/7 Update: Been living here for 4 months now, and very happy so far. I've had miscellaneous maintenance requests, which were handled within a day (and the maintenance team is so friendly!). I've had my package delivered outside the mail room, and the office timely called/informed me to collect them, which shows how much they care.

I still wish the monthly trash valet service was optional as I don't use it.

I'm a bit baffled by the negative reviews since I've only had positive experience so far at Franklin 299. However, I've only lived here for a few weeks, and my review is based on that.

1. Tour/signing the lease: I appreciated that the tour was in-person because to me, this was a way to get a glimpse of what the management would like. Making the appointment was easy, and I could view all of the units I was interested.

2. Communication/Management: As a new tenant, you can imagine I have had many questions, and Rebecca has always answered my emails fully and promptly! There are multiple elevators in the building, and I was assigned to a parking spot closest to my elevator, and though small, I really appreciate such a gesture (for convenience/safety reasons).

3. Amenities/community: I appreciate the rules the Community has, and I think that's the reason why the property is kept quiet, clean, and nice. There are a couple of mandatory fees (e.g. trash valet) as part of the monthly Utilities I wish were optional since I don't use it. Some of my favorite amenities/APT features are -- the gated parking lot, mobile app for the building access, 24/7 gym, google nest, balcony storage, high ceiling, and ample Kitchen storage space.

4. Maintenance request: I recently put in a maintenance request, and it was handled within a day, and the staff was very friendly and professional, too.

5. Downtown: The APT is basically in the downtown of Redwood City. I love being able to walk to Safeway, Whole Foods Market, and restaurants and stores in downtown.

I don't know any of my neighbors, but in general, it's quiet and I feel safe living here. I'm happy that I chose Franklin 299!
