What an incredible stay we had at this historic gem of North Texas. The rooms was so quaint and cozy and the food was top notch gourmet delicious. So many interesting antique treasures to marvel at. But the hosts, Karen and Steve are just two of the kindest, most genuinely wonderful people we’ve ever had the pleasure of visiting with. We will be back someday soon for sure to hear Steve play his fiddle again. Thank you so much for such a memorable stay guys! G&S

Me and my boyfriend wanted a quick get away from Dallas and this was the perfect location for it! Karen and Steve go above and beyond at being amazing hosts, from home cooked cookies to playing violen and washboard for us while we ate breakfast. We loved how they restored this historical home and filled it with many of the original owners items. The location is amazing, just less then a 5 minute walk from the square which is the location of their courthouse, built in the 1800s. The town itself is rich with Texas history. We are 100% planning on returning!

Came here with my girlfriend on a whimThis was such a good stay. The owners saved this historic house and even have many items from the family who lived there. Fresh baked cookies, great breakfast, and Karen and Steve even played us some music. The entire place is beautiful! I will definitely be back to stay again. Only a few minutes walk to the downtown square and the beautiful Fannin County courthouse. Highly recommend!!!

I just realized I never posted my review on Google! My husband and I stayed here for our Anniversary last year.

If you are looking for a cozy bed and breakfast, with a lush garden, comfortable beds, clawfoot tubs, antiques and history everywhere, music, delicious breakfast, and where the hosts treat you like part of the family, look no further than The Carleton House Bed and Breakfast in Bonham, Texas. Karen and Steve are fantastic hosts! We were welcomed with fresh baked cookies, coffee and water, then given a tour of the house. Honestly, they seemed more like the fun aunt and uncle you rarely get to see, but wish you could more often.

After our first breakfast, they played music for us. Karen used a recycled washboard with attachments, Steve used a violin once owned by the daughter of the owner of the Carleton House from MANY years ago, and they gave us some instruments to use as well!

Our bed had rose petals and chocolates, and the bed itself was very comfortable. Our bedroom had a balcony attached, so I sat up there and read through some history books while drinking a cup of coffee. The bathroom had a gorgeous tub. I can’t believe I had forgotten to pack my shampoo, conditioner, and bodywash, but that didn’t matter as Karen already had some in our bathroom!

There were so many details of this house that I wish I could capture more. The stairs were beautiful, the rooms were amazing, and everything was decorated with antiques. If you ever plan on staying at a Bed and Breakfast, definitely stay here. Spend a weekend here going to a local winery, antique stores, the state park, and museums, then come back to the house and feel like you are visiting family!

A very beautiful, historic home. Steve and Karen were excellent Hosts. Lots of great conversations. Steve played a fiddle for us during Breakfast. Karen gave us a tour of the home and told us the history. Karen baked us delicious cookies

Anniversary weekend well spent! The house was absolutely beautiful and filled with so much history with so many stories behind it all. Steve and Karen were such amazing hosts and took amazing care of us! So many laughs and stories and overall fun! Perfect place for any couple new or old to go to for a getaway. And might I mention the food was spectacular! 10/10 recommend staying here for your next family/couples getaway!

My husband and I spend 3 nights in the Lillian room! It was lovely but the best parts by far were Karen and Steve’s hospitality! They are lovely kind and generous people who work very hard to welcome and take care of their guests needs! They have done a beautiful job of renovation their unique historical home! I think it’s been 29 years of diligence to make a lovely get away for their guests! What an amazing contribution to their community!
We especially recommend and appreciated the dinner for tow that Karen made us! Delicious! She is an excellent chef! We also love each unique breakfast and Steve blessing us by playing his fiddle!
Our favorite part by far was the excellent message therapy in our room! Karen is an expert! We were very impressed and will definitely come again! Thank you so much!

The Carlton House, built in 1888, is listed on the National Register of Historic Places, and is located in the heart of downtown Bonham, Texas. It has been lovingly restored by its current owners, Steve and Karen Halbrook. The home has retained its original physical appearance, and is a breathtaking example of elaborate Victorian architecture, characteristic to the region. The rooms are unique, and furnished with antiques and original treasures from the families that lived in it prior to it becoming the B & B that it is today. The Carlton House is within walking distance of wonderful local restaurants and shops, and is a short drive from several historic attractions. We booked directly, as it is my 4th visit over a period of 24 years. Karen and Steve wear multiple hats, including chef, valet, groundskeeper, wedding planner, and custom party hosts. Our breakfasts were fresh, varied, and made from scratch using local ingredients. We were even able to arrange (in advance) a special luncheon for our friends, who drove up for the day from the south of Dallas. It was a dream-worthy stay!
