I wasn’t sure at first how to rate this, and if you take anything away from my review, I hope it’s the positives. This is a fantastic place to stay on the Cape. It’s not a top rated luxury resort and I don’t think it tries to be. I loved the atmosphere of the family owned and run establishment. Hands down the woman who checked us in and her adult son were one of my companions favorite parts of this vacation. He loved talking to the mom in Greek, and her son was so friendly and helpful. Our first night we checked in with his mom and he gave us a rundown of the WiFi and the property, and told us he’d light a campfire if we were interested. We forgot our beach chairs and he ran them out to us at 9pm when we came back for them and was happy to do it. The coffee in the office was great. ||||The room itself was nearly perfect, but definitely a bit quirky. While they aren’t a b&b, the personal touches and guest interaction gave it that vibe to me. We had two double beds which were clean and comfy and a view of the ocean from our patio. The fridge and appliances were clean. He AC unit seemed older but worked great. The bathroom and towels were clean if slightly dated and quirky - we had to run the tub first for hot water, which wasn’t an issue for us, but the pressure was great and the bathroom large for a hotel. We had a large flatscreen TV and WiFi access, although it was spotty at times. The appearance isn’t super modern, but everything was clean which is what we cared about. You can tell the owners love this place and what they do.||||They have two pools, a semiprivate beach that I think is shared with the neighboring hotels, which was clean and great for kids with lots of sand and few waves. There is a bus to Ptown across the street, and ptown is within biking distance. There are brochures and some coupons on the office for nearby activities like whale watches, kayaking, boating, food, etc||||While located on the beach, there is a good bit of sand to walk to get to the water, which may not be great for anyone with mobility issues. It is a great for anyone that wants to be close to the ocean or ptown. They have tons of amenities which are great for kids (pool, fire for s’mores, big TVs, etc) or people looking to get away from the busier towns and enjoy the beach with close proximity to everything. If you’re on a budget this is a great value for the cape. If you’re expecting a luxury resort with bell hops and room service, this isn’t the place for you. But if you just need somewhere clean, quiet, safe, and low key to rest your head, give white sands a chance.

Everyone is complaining about musty smells. My question is.... have you ever stayed on a beach property before ? I grew up on the Cape and remember it quite well. Although I don’t live there anymore, I love to visit still. The rooms here are clean and it’s very quiet. Yes, everyone has complained it is in need of some renovations. I believe that the owners have already said they were doing that in the fall, yet all the reviews from guests state that over and over again. We had a very nice time and you can’t beat the beautiful beach with limited people. It was exactly what we were looking for to get away. Provincetown is just a brisk walk away!

Beautiful location on the beach, our room was cozy and the staff was wonderful. We loved the view of the beach from our room and the patio we could sit on and have our coffee in the morning. The water is VERY close to the hotel and is gorgeous, the tied goes out at various times of the day and it is the most beautiful thing. The owners were so very friendly and helpful.

My fiance and soon to be mother in law stayed here with her five children, the hotel is very clean and comfortable. The staff members are very friendly and it is so close to the beach. The tied goes out very low at certain points of the day which is beautiful, I have never seen such a breath taking view. It is not ten minutes to get there as mentioned in previous reviews.

This was the perfect weekend getaway! White Sands had everything we needed. It is directly on the beach! We swam in both pools, played corn hole and took advantage of our full kitchen. The owners are on site and the staff was friendly and helpful. It's only 5 minutes from downtown Provincetown and 10 from Truro Center. Hubby said it was the best birthday ever! We will be back next summer with the kids!!

This hotel would be similar to a motel 6; however, in July it cost $240 a night! Our Airbnb reservation was cancelled on us and this was the only place we could find for 3 nites sat thru tues near Provincetown. We had an upstairs room with view deck to the side not toward the ocean. It was clean but the sliding doors on closet were rusted closed. There was a simple but clean microwave, refrigerator and toaster. No coffee, tea or condiments. Bathroom was old basic with 3 large very rough towels. 2 double beds. No phone. Tv and internet. Bedding and towels exchanged every 2 days. There is a noisy air conditioner. Beach is great on bay side. They have a pool which looked inviting and clean but the surround grounds were not pretty. There are weeds around the fence and the gravel parking lot. It was a lot of money to stay in a truck stop-like motel with nice access to the beach. It is close to the bus stop to go into town. I would stay further outside of PTown to find something nicer and more affordable.

We loved this hotel and will go back for sure! Great location-quick bike ride to P Town or catch the bus. WONDERFUL outdoor pool. They also have a indoor pool and hot tub as well. And on the beach! Lovely. It is a little worn but great spot and what a GREAT bargain Also family owned & run-All the staff were helpful We are definitely heading back!

Baseboard trim on ceiling, door casing as baseboard, the floor ffs!...room reminded me of when a homeowner doesn't want to pay a professional contractor to remodel his home, is convinced he can do just a good a job to save money and his wife is cheering him on GREAT JOB HONEY! so he continues on to another room..well..it's like that. Give the local contractors some work this winter, one room at a time. The staff is great, location is perfect. Pool is good, it's clean, just outdated. Your not down there to sit in room anyways, so it's worth it for the beach and location. Would recommend.
