Had a very pleasant stay for Halloween weekend at The Waterford. The staff was very kind, the rooms were spacious and clean and its pet friendly which was great that we were able to bring our dog. The staff member we spoke with (I believe his name was Mark Anthony) was very sweet and accommodating. It is not too bad of a walk to the center of town. About a 7-8 minute walk to the boat slip for reference. Also, The Mews restaurant is temporarily located at The Waterford so we had a great dining option right outside our door. I would recommend staying here.

Had a very pleasant stay at The Waterford Inn for Halloween weekend. The staff was very kind, the rooms were clean and spacious and it was nice that The Mews restaurant is temporarily located at The Waterford so we had a nice dining option right outside our door. The walk to center of town is not too bad especially on a nice day it is quite nice...probably about an 8minute walk to the boat slip for reference. I would definitely recommend booking a stay with them. They are also pet friendly so we were able to bring our small dog which made it extra enjoyable.

First of all, fabulous location and very friendly staff. However, the Inn has seen better days and needs some serious TLC. In our room, No8, the TV was erratic at best, the bathroom sink was cracked, and the bathroom handle kept falling off. The room basically had a serious 'end of season look' suffering from various scuffs, cracks, and general heavy wear and tear. We did get the water bottles and the vouchers, which were appreciated. However, the overall package was very poor value for money compared to our other stays while on our New England road trip. Also, not to do with the Inn, but parking in PTown is very expensive. we were $80 for two nights. It's almost as if the town is trying to discourage tourism.

This place definitely needs some serious TLC.

The bathrooms smell of mold, and are heavily water damaged, probably due to the shower curtain not being large enough to cover the entire shower. Water gets everywhere, and the shower floor is so slippery, we had to put a towel down to prevent breaking our necks. The sink drains very slowly and the bathroom door can't even shut close.

The room itself has issues as well. The entry door is completely hanging off its hinges. You need to literally lift it from its handle so that it closes properly. The deadbolt is useless since it's all misaligned. Then there is about a two-inch, open gap at the bottom that lets in hallway light, conversations and any noise from the lobby.

"Housekeeping" was a joke. Someone came in and made the bed, but the dirty towels were left, piled and soked in the shower... with a mismatch of clean and used towels hug back up. Glad I didn't leave a tip for that mess.

The split also had issues. Since we were there between seasons, we needed cool and warm air. The heat didn't work and the AC comes out in a trickle, even on high.

An actual front desk person was MIA our entire stay... We saw someone "cleaning" when we first arrived, but other than that, you are given a phone number for emergencies.

Positives: location is pretty good, and the beds were alright.

This felt more like a shared room/home on Airbnb versus a hotel. Cannot recommend and will not stay here again.

Where to begin...||My husband and I have stayed here before and had a great experience, but it seems things have taken a serious downturn over the past couple of years. The hotel is now noticeably dirty and worn out. Our room was mediocre at best, with scuffs, dings, holes, and cracks everywhere. Unfortunately, we were stuck with the worst room in the place, located right in the lobby. This meant we could hear everything at all hours, and the 3-inch gap at the bottom of the door amplified every conversation, even at 2 a.m.||The bathroom was also a major disappointment. I’ve been in friends’ RVs with better and larger facilities. The toilet was so uneven that I had to sit sideways to avoid falling off, and the handle constantly stuck, causing it to overflow into both the bathroom and the room. My husband had to plunge it himself because no one on staff knew how to use a plunger. As for the shower, unless you're under 5 feet tall and 90 pounds, good luck fitting comfortably.||The staff was unhelpful and unaccommodating. Any attempt to get assistance was met with indifference. To add insult to injury, the hotel did not provide the reusable bottles or breakfast vouchers that they claim to offer on their website, despite charging for them. I would seriously consider disputing these charges. Save yourself the trouble and choose one of the many other hotels in the area that are actually worth the money. My husband and I will definitely be returning to Provincetown, but we will NEVER stay here again.

This is a fantastic inn. I was traveling with 2 friends and we all were fortunate to confirm luxury king rooms and all 3 rooms were very spacious and beautifully decorated. High quality bedding and towels as well as two fabulous robes were all available in each room. We were able to store our luggage before our check in time which was a huge help for us. We were able to enjoy shopping and lunch while our rooms were being prepared, & we received texts giving us updates as well as online key access for the rooms. The location is just ideal, smack in the heart of downtown but it is set back, off commercial st so it is extra quiet and serene - you walk through a beautiful garden area up to the front door. I felt like I was staying at a friend’s beautiful home vs a hotel. The inn is very quiet and personal - not once did I ever hear other people talking/walking around, it was wonderful. If I had to reach for anything to suggest? It might be to offer a black makeup remover towel (some hotels offer one black facial size towel) - the towels in the room were luxurious thick white towels & there was no way I’d use it! Hoping others don’t as well. ☺️ Overall I would highly, highly recommend this inn - it just adds such a bonus to your stay in beautiful Provincetown. We will definitely be returning with our dogs as it is also pet friendly! Love it, can’t wait to go back.

This hotel has one very good pro which is its location on Commercial St. You are right in the heart of everything and will not have to drive to experience the town. However, finding long term parking is not easy. ||The major con of this hotel is that the bathrooms are atrocious! The shower is super tiny, which okay whatever, I can make that work, EXCEPT for the fact that the curtain liner was covered in black mold that keeps getting sucked to your body. The floors were also very dirty and felt like they had not been mopped in a while. ||For the price of the hotel and the level of cleanliness, I would keep looking to try and find something better.

I have never paid so much for so little. The Waterford Inn was a disappointing stay.

First, guest rooms are very small and uninviting. The decor is fine, but they are cramped and the bathrooms are about the size and function of what you’d find on an airplane. Outdated and unpleasant.

The worst part of the guest rooms was, by far, the complete lack of attention to the experience of actually sleeping there. Every morning you will wake with the sun, because there are NO curtains and the shutters are useless in the face of a hint of sunlight. Be prepared for a 5-6 AM wake-up every morning you are there. You won’t even fall asleep comfortably, though, as the gaps in the doorframe will ensure your lights are never completely off. Having finally checked out of the inn, I am exhausted.

Don’t expect it’s better outside of the individual guest rooms. The only space for guests to lounge, besides in the cramped rooms, is the lobby/living room space at the entry of the inn. Again, it’s neither comfortable nor inviting. There will likely be either bulky packages meant for storage or large bags of soiled linens occupying the space (this is a reality every day, as apparently there is nowhere else for huge, outgoing linens bags to be stored besides on the floor everyone walks by). Staff will be either chaotically assembling IKEA-type furniture, taking up the entire common space, or will be lounging on one of the two sofas, making it awkward to spend any time there.

The Waterford management doesn’t even pay for ad-free music for the entry/common space. The frequent ads are annoying and, again, make spending any time in the inn unpleasant.

Finally, the inn and the reviews state that there is parking available. There is no parking, which the staff will plainly tell you. You’ll have to deal with loading & unloading and stashing your car elsewhere.

As you can tell, I was irritated by the stay, rather than feeling rejuvenated, refreshed, or anything close to pampered. Having spent more than $1000 for the multiple-days stay, I’m wishing I could get my money back! Staying in a resort town is going to mean expensive lodging—but it shouldn’t leave you more stressed and tired than you were walking in.
