Great spot on the Cape. The South building is pretty loud with slamming doors and was surprised because there were literally only a few guests in the entire building. We were under the impression that we'd have an ocean view or a balcony as there were very few guests at the entire resort in the last week of February here but we got little room with a view of the parking lot. That was a let down. Other than the noise and lack of ocean view it's a nice place. It is. Just make sure you ask for exactly what you want because if you let them they'll stick you in the back with no good views.

After reading a few negative reviews regarding the renovations at this resort, I really want to add my and my sister's experience week here. Let me start with the front staff. They were professional, friendly, and fun! The work being done is going upgrade the resort in such a positive way. Yes, some things are a bit outdated, hence the renovation. But, it can't get done magically. They did their best to make the guests comfortable. If we needed anything, someone knocked on our door within 5 minutes! I have NEVER experienced such quick responses before. There were plenty of great restaurants within a 15 minute drive; this was in December. Being beachfront was glorious! We will be back! Thank you for the wonderful get away.

We have been coming here for 7 years and this will be our last year! We were giving a room half the size of the space we have received in the past. They put us in a townhouse style room that is very very small. Nothing to cook on the stairs leading up to the bathroom are steep. Were senior citizens we asked for a more accommodating room there response was sorry we can leave a note for the manager on duty tomorrow. Not tbd kind of place I will ever come back to!

1br studio. Extremely small fridge under cabinet, not full sized like on the site. No table in the room, had to sit at high top counter. Loose flooring, bathroom had plaster hole by the sink. Heater had no thermostat, so room was either sweltering hot or very cold. Chair was broken, told staff about it. Handyman came around next morning and swapped it out, but it broke second time we sat on it. Location was great, staff was fabulous, just several little things that hopefully can get sorted out before season starts.

The Unit: one bedroom, sleeps 4 with privacy for 2.||||The unit is pretty and was clean. The room faces the ocean and looks down on the pool. The bed is a king and comfortable. However, the partial kitchen has only a coffee maker, microwave, toaster and refrigerator. There are no stove top burners. We could have asked for a single burner and pan but after putting down two cups to fill with coffee, there was no counter space left. There is no dishwasher. There’s no place to hang the wet dishcloth or dish towel. So, with the exception of the toaster, the kitchen was no more than that offered at a Hampton Inn. Clearly, you’re not expected to cook. ||||The bathroom has a full tub and pedestal sink. There is one 2 foot towel bar which wouldn’t hold both of our facecloths and hand towels. The bath towels had to be draped over the dining room chairs to dry. The towel bar was a new installation and the holes in the wall from the old bar hadn’t been completely repaired. There was no handle on the window mechanism to crank it open. ||||The dresser is an old analog tv cabinet which smelled of either spilt perfume or freshener. We didn’t use it. ||||There is a small hot tub in the front so you can sit in the hot tub, look at the pool and the ocean. Because it takes up nearly half of what would be called the “dining room,” the dining table was a small, round table that would seat only two people for a meal...and the legs were lose so it wobbled. Other than the coffee table, it was the only place to do computer work. ||||Some of the blinds didn’t work and I needed to climb into the hot tub to close one of them. ||||The wifi is 10 mbps or 15 mbps if you want to pay an extra charge. ||||Our experience: ||When we arrived, we were told that The Breakers was under renovation and that we would need to park at The Soundings. We were not told of the renovations beforehand so we could make our own choice of whether to come to stay. ||||The entire outside of The Breakers, including the roof, was being worked on....shingles removed, roofing removed, with heavy equipment and active workers. ||||We were told to go to The Breakers and find the blue door and look for room 104 to get into the building. There was no one on site at The Breakers. All the doors are blue so that left us moving through the construction site looking for room 104, only to find out that our entrance was between room 106 and 107. Not a good start. ||||We were not given a drawing or schematic of the room plan and amenities at The Breakers despite there being no staff at the site so we had to scout things out on our own.||||Although we did receive information about restaurants and shopping in the area, we weren’t told of the municipal paths near the buildings which we might have used.||||Despite the inconvenience of the construction at the site which I will explain shortly, we weren’t offered the use of any of the facilities at The Soundings other than the parking lot. I asked why we weren’t offered any empty rooms at The Soundings or any of the other buildings, because we weren’t notified of the construction ahead of time, and was told that it wasn’t possible to move people from one complex to another. But, it is the same corporation. ||||The grills for cooking outside were now encumbered with construction materials so unusable. The platform leading to the beach stairs was taken up and not replaced so the only way to use those stairs would be to walk on the joists which we didn’t think was a safe idea. ||||As I mentioned, the site was being actively worked on. There were several large machines and a number of active workers. We sat down to enjoy our breakfast and look at the ocean when the workers began to work on our windows, literally 2 feet from our breakfast table. We had to shut the blinds to get any privacy. There went to view of the ocean. ||||When we left or returned to The Breakers from 9-5 pm, (except Sunday) we had to walk through the construction site, the debris, the machines and the people working. Roofing materials were being thrown down onto the area where we were walking, vehicles were backing up or moving around. Lifts were moving workers up to the windows or onto the roof. We found it very unusual that a construction company would allow “civilians” to walk all over the construction site. It seemed dangerous to us. ||||We stayed less than half of our week’s time. This experience not only cost us the relaxation that we needed, but value of the points (albeit small for this time of the year), the cost of the timeshare exchange, the value of RCI membership and the value of our own timeshare annual fee. So, despite being a small points transaction, the eventual cost of the trip was considerable. ||||Several pictures are attached of the construction at The Breakers.

Great spot right on the water, or just across the street from it... Lovely amenitis, and great staff. Unfortunately the unit I rented had several things that weren't working in it... For example, the in room fireplace did not work, the jacuzzi tub stopper didn't work, and the overhead fan would not turn on.

I would only recommend this hotel to my worst enemy, because it is absolutely diabolically hilarious that finding turds of human feces in our hotel bathroom drawer has constituted no apologies or refunds from this 'resort'. We checked in for a 2 night stay on the 29th of December. As we were getting ready to go out to dinner, I found human feces wrapped in a towel in the bathroom. Let that sink in. We called the front desk, explained what we found, and left to go to dinner. We stayed that night, and decided the next morning that we just felt disgusting and icky staying there any more. We asked to check out early, and the woman at the front desk said 'I would do the same thing'. Come to find out we have been charged the full amount, because they have a two night minimum. We have now paid $381 to stay only one night in an unclean room.

We redeemed 100,000 Choice Privileges points for 4 nights here in the only room type available to us, a 1 bedroom suite with a queen bed and a queen sofa bed. Since it was my elder sister (70s) and I (60s) having two separate rooms (rather than a typical hotel room with 2 beds), was a nice extra. And, both the bed and the sofa bed were extremely comfortable and clean.

We were impressed by the cleanliness and condition of our room and bath area. Being in the 7 building, we were just across the street from the main building and a short walk to the beach and additional property amenities. We enjoyed time around the fire pit at night, too. Linens were refreshed as requested, and the room was well stocked with dishes, glasses, and utensils.

Two minor downsides:
1. Windows have blinds rather than blackout drapes, so if you're a light sleeper (pun intended), the walkway lights outside the rooms glow through each night. We both slept soundly.
2. One of the parking spaces asking building 7 is directly over the sewer so scoff parking there as we did or you will wonder why your vehicle is so stinky in the morning.

Wonderful place to stay and highly recommended.
