Do not purchase a condo from this Association. Review their financials as they are not incompliance with state Ready Reserve laws, they are substantially underfunded. The management company and the Board are NOT transparent providing Minutes for review, copies of questionable invoices the Board paid. There are no records/Minutes of any Special Meetings held for votes casted in regards to Board position changes during mid-year, nor votes casted for urgent matters and damages that need to be corrected. My attorney has filed record requests and they have neglected to provide the documents according to Florida statues and according to the Governing Documents. Work order requests get denied even though the Association is liable. 2023 Special Assessment was not calculated by the percentage of ownership according to the Plan Documents, and after multiple requests to the Association Manager and the Board's President still have yet to respond and correct the calculation. Many owners are due a significate refund while others owners with more square footage is due more.
Common Elements are not being kept up, work orders neglected have caused and continue to cause significant water damage.
I hired an Attorney and tried to mediate with the Association the past two years. In July 2024 the Board and their attorney failed to appear at Mediation (The Board picked out the date, time and the Mediatior!) The Mediator has filed an Impass against the Association for their unruly behavior. I have now filed a Civil Suit to hold the Association Accountable for the Common Elements and their due diligence as Board Members.
